elcome to the Summer 2022 issue of LIV Sotheby’s International Realty’s signature publication, LIV Magazine. I am always eager to share the newest issues with you because it signals a change of the seasons and marks a time for reflection and growth. As we look back on the last two years, I want to share my gratitude for our talented team of brokers and the clients who entrusted us in the search for their dream lifestyles and homes.

The world has shifted drastically since the start of the pandemic, and this shift resulted in new consumer desires that sparked unprecedented market growth and a mountain migration like never before. A new work-life balance emerged where people live where they play rather than where they work, and thanks to infrastructure advancements and technological capabilities, living in and working from Colorado’s highest summits and deepest valleys became a reality. This lifestyle change led many of you to our resort communities, where our reputation as Colorado’s leading luxury real estate firm preceded us and our brokers welcomed you to the area and into their lives. How did they know?

ow did the experts at the Pantone Color Institute know? Had they ever spied a Colorado alpine meadow carpeted with spectacular, bluey Mountain Lupine, or glimpsed towering Pikes Peak, which inspired that timeless line from America the Beautiful about “purple mountain majesties”?

Sure, they are color experts, but were these stunning shades forefront in their minds while they deliberated the next Pantone Color of the Year from their New Jersey offices? Had the otherworldly purple-rose of alpenglow at altitude elbowed its way into their debate?

s we head into what is typically the busiest season for real estate sales, interest rates are climbing and mortgage loan applications are slowing, according to the Mortgage Bankers Association. For much of the country, home prices right now are sky-high and those big price tags are causing people to think hard about whether now is the best time to purchase a new home.

Things are a little different in Colorado’s resort areas, however. Inflation and the economic fluctuations that affect much of the country’s real estate numbers don’t have the same impact in resort towns where many buyers purchase homes with cash.

“Activity is still strong in the mountain communities across all sectors,” said Dan Fitchett, President of Colorado Resort Markets at LIV Sotheby’s International Realty. “Prices continue to escalate, and sales continue to outpace the previous year’s numbers. Houses that might have sat on the market for a few weeks three years ago are now selling in hours, often sight unseen. Nothing is slowing down.”

Few states are more well-known for their abundant wildlife and wilderness than Colorado, which is why LIV Sotheby’s International Realty caught up with Public Information Supervisor, Travis Duncan and Area Wildlife Manager, Matt Yamashita of Colorado Parks and Wildlife for this edition of Out to Lunch. Welcoming millions of visitors to the great outdoors each year, Colorado Parks and Wildlife (CPW) is a state agency that has the critical job of conserving and managing our state’s natural resources across 2.5 million geographically diverse acres. From the rugged Rocky Mountains to desert canyons and mesas to expansive grasslands, doing this is a delicate balancing act, prioritizing the well-being of wildlife and their habitat with the recreational desires of people looking to experience the natural wonders of Colorado’s vast landscape.
