Home is where the heart is. There’s no place like home. Home sweet home. Old adages to be sure, but the times in which we find ourselves have most certainly reminded us all of the significance to where we hang our hat. It’s just as well, then, that Colorado’s mountain resorts have a cadre of hard-working designers who know well the importance of home and have the know-how, design eye and creativity to turn those homes into comfortable, functional, beautiful spaces for clients and their families. For the past two years, homes in these mountain communities have served as living spaces, retreats, offices, classrooms and more. Those old sayings about home? The talented designers featured on these pages know them to be so true, now more than ever.

Navigating the complex landscape of real estate in Colorado’s resort towns

The 2020 pandemic and ensuing exodus from crowded cities sparked a race for available properties across the Centennial State—particularly in resort towns—creating record-breaking statistics on everything from average property prices to how fast they sold. While some metro areas are seeing a slight cooling of that 12-month frenzy, real estate sales in Colorado’s resort communities are still soaring.

“People want a change in lifestyle,” said Dan Fitchett, President of Colorado Resort Markets at LIV Sotheby’s International Realty. “They’re looking at resort communities all over the country to gain a little more of the things they like—fresh air and more open spaces. With today’s technological advancements and buy-in from their companies, many people can now live anywhere they want. And they want to live in our mountain towns.”

LIV Sotheby’s International Realty’s Micro Market Reports for Colorado’s resort areas support that sentiment. The Vail Valley, for instance, had a banner year in 2020, hitting over $1.5 billion in total sales volume, and the projections for 2021 are expected to reach $2.5 billion in sales, according to Alex Griffin, Managing Broker for LIV Sotheby’s International Realty’s Vail Valley offices. While the overall U.S. housing market showed signs of normalizing in August, with more homes coming on the market and price growth slowing, those trends did not transfer to ski towns and desirable resort areas like Vail, Telluride, Summit County, Grand County and Crested Butte.

Driving change for Colorado’s Rocky Mountain roads
Anyone who has driven from Denver into the mountains knows that taking the I-70 Mountain Corridor is an uphill battle during ski season. This scenic highway winds between beautiful rocky landscapes, conifer forests, and even offers the chance to spot elk, deer, or the occasional mountain goat along the roadside terrain. But with the relaxing views often comes traffic jams that may make getting to some of the state’s most amazing destinations a bit tricky.

The roadways that connect the mountain communities to Colorado’s metropolitan areas, most notably 1-70, act as veins that bring the tourists, commercial vehicles carrying goods, and the commuting workforce to and from the Rocky Mountains. As arguably the most important route in between the mountains and the Front Range, any traffic slowdowns due to construction or closures results in a major impact for the resort towns that rely on the business, goods, and services traveling towards them on these roads.

In an effort to improve safety and motorists’ experience while driving through the mountains, the Colorado Department of Transportation (CDOT) is currently planning and executing several enhancement projects aimed at making Interstate I-70, a smoother ride for everyone.

Vail Mountain is installing a new high-speed 4-person chair in the Sun Down Bowl from the base of Chair 5 (High Noon Express) to the Wildwood restaurant which will help reduce wait times on peak days and create more convenience for skiers and riders to access the bowl’s wide open terrain. The popular Game Creek Bowl is seeing an upgrade in the replacement of the current 4-person chair with a new high-speed 6-person chairlift, increasing capacity by nearly 50%.

Colorado’s majestic Rocky Mountains is home to some of the highest peaks in North America, attracting adventure seekers and outdoor enthusiasts from all over the world. With the arrival of cooler temperatures and champagne powder blanketing the state’s mountain ranges, skiers and riders can expect big changes at their beloved ski destinations starting this winter season and carrying into the next few years. Changes will include updating existing chairlifts, as well as adding new chairlifts, expanding skiable terrain, and improving resort area restaurants. Vail Resorts has announced they are moving forward with a $320 million capital investment plan designed to reduce wait times, increase uphill capacity, and create more lift-served terrain at many of its resort locations.
